Mabrey Construction is a veteran-owned custom home builder and licensed North Carolina general contractor based in Durham. We design and build custom homes, additions, ADUs, and outdoor living spaces across the Raleigh–Durham Triangle — one accountable design-build team running a documented, no-surprises process from the first site walk to the final walkthrough.
Founded and run by a U.S. Navy veteran. The same standard on every build, from a deck to a ground-up custom home.
Plans, permits, and construction under one accountable roof — no handoffs between an architect, a GC, and a punch-list nobody owns.
A documented 7-step guided journey from the first meeting to the final walkthrough. You always know what happens next and what it costs.
From a screened porch you use nine months a year to the custom home you retire in — designed, permitted, and built by one Durham team.
Most builders start at the blueprint. Mabrey starts at the dirt: we evaluate land for its highest and best use, walk knockdown-rebuild candidates with you, and develop multi-lot projects across the Triangle. If you own a lot, want one, or have a house that should become a different house — that conversation starts here.

Sean Mabrey founded Mabrey Construction after a path few builders share — U.S. Navy service supporting Marine Corps EOD teams, years as a cardio-thoracic ICU nurse at Duke and UNC, and building a thirty-officer mortgage firm — before turning to what he loves most: building Triangle homes. Today Mabrey designs and builds custom homes, additions, and outdoor spaces across Durham, Raleigh, and the surrounding towns, with a documented, no-surprises process on every project — and the roofing arm, Mabrey Roofing, holds the same standard over every home.

Every Mabrey project runs on a documented 7-step guided journey — the same framework, printed and handed to you, whether we are building your custom home or transforming the one you own. Three phases, zero guesswork: you always know what happens next, who is doing it, and what it costs.
We meet, walk the lot or the home, and turn the dream into a fixed scope: design, engineering, and a number you can hold.
Permits filed, schedule set, and a build run by one accountable team — with updates you never have to chase.
The final walkthrough together, a punch list that actually gets punched, and a home that matches the plan you signed.
Typical Mabrey projects run by scope.
These are honest Triangle ranges, not quotes. Your number comes from a site visit and a fixed-scope contract with the allowances itemized — so the price you sign is the price we manage to.

It depends on the project, and we will always talk real numbers early. Typical Triangle ranges: decks and screened porches $25,000 to $60,000, finished basements $60,000 to $120,000, additions $80,000 to $250,000, ADUs $150,000 to $300,000, and ground-up custom homes from around $500,000, scope-driven. Your exact number comes from a site visit and a fixed-scope contract — never a moving target.
Yes. Mabrey is a design-build contractor: plans, engineering, and construction live under one roof, and we run the permit process with Durham, Wake, or Orange County for you. One team, one contract, one accountable schedule.
Typical, scope-driven timelines: a deck or porch runs weeks, an addition roughly three to six months including permitting, and a custom home usually ten to sixteen months from design to keys. We put the schedule in writing and keep you updated at every step — that is the no-surprises promise.
Yes — through our sister arm, Mabrey Roofing, the same veteran-owned team that roofs across the Triangle. Every home we build gets its roof held to the same standard, and every roof we install gets a builder's discipline behind it.
Durham is home base, and we build across the Triangle: Raleigh, Cary, Apex, Chapel Hill, Hillsborough, Wake Forest, Holly Springs, Fuquay-Varina, and the surrounding towns.
