Mabrey Construction was built on a simple idea: building should be documented, honest, and backed by a name that answers for the work — from the first site walk to the final walkthrough.

Why We Build This Way

Why We Build This WayNo surprises

Too many families sign a build they never really see: a rendering, a handshake number, and a schedule that exists only in the builder's head.

Mabrey Construction was built to be the opposite of that.

Every project runs on a documented 7-step framework — printed and handed to you — with a fixed-scope contract, itemized allowances, and a schedule you can actually read.

Design, engineering, permits, and construction live under one roof, so there is no gap between what was drawn and what gets built.

And when the job is done, we do the final walkthrough together — because the punch list is part of the build, not a favor after it.

Meet the Founder

Sean Mabrey came to building by a route few contractors share. U.S. Navy service supporting Marine Corps EOD teams.

Years as a cardio-thoracic ICU nurse at Duke and UNC, where documentation is not a habit but a discipline with lives riding on it.

A thirty-officer mortgage firm he built and ran — which is why the money side of a build, from draw schedules to lender documentation, gets handled like a discipline instead of an afterthought.

Then the trade he loves most: designing and building Triangle homes. He runs Mabrey Construction as a licensed North Carolina general contractor, walks the sites himself, and holds every project to the documented 7-step framework — printed and handed to you at the first meeting.

The standard ends the way it starts, in the open: a final walkthrough together, a warranty package in writing, and a housewarming we host when you move in.

What we claim, you can verify.

The same standard runs the roofing arm — Sean answers for every build, and the 7-step framework is the documented spine of both.

How We Work

No Surprises, In Writing

Fixed-scope contracts with the allowances itemized, a schedule you can read, and updates you never have to chase. The number you sign is the number we manage to.

One Accountable Name

Design, engineering, permits, and construction under one roof — and every project runs under Sean's direct supervision. The name on the contract answers for the build.

Honest About Scope

We tell you when the lot fights the plan, when an addition beats a move, and when a cheaper path serves you better — even when the bigger job pays us more.

Who Does the Work

Who Does the Work

A build is only as good as the team that runs it, and the accountability behind them. Every Mabrey project runs under Sean's direct supervision, and the company that signs your contract is the company that answers for the build when it is done.

Design, engineering, permitting, and construction live under one contract — carefully selected trade partners, project managers on daily progress, and phase-by-phase quality checklists that go beyond local inspection requirements.

That accountability is how a written warranty package actually means something instead of being a line on a contract. The team that built your home is the team that stands behind it.

The Standard

The Standard

Documentation is not paperwork we do for ourselves. It is how you stay in control of a six-figure decision.

Every project carries bi-weekly progress, budget, and timeline updates by Zoom — and an optional job-site camera gives you 24/7 remote eyes on the build.

Changes are priced in writing before they happen, never explained after. The drift that sinks builds is exactly what the fixed-scope process exists to prevent.

At the end you get the owner's manuals and a digital record of every specification, selection, and paint color — the whole build, on paper, in your hands.
